Area kaise affect karti hai duty?
Formula: Duty = max(market value, circle value) × rate. Value = area × per-unit circle rate. Example: 2000 sq ft plot, circle ₹5,000/sq ft → value ₹1 crore → 7% UP duty ≈ ₹7 lakh. Agar aapne area galat likhi 1800 sq ft, short-pay hoga — penalty baad mein.
