Why Bigha size changes by state
Bigha is a traditional land measure inherited from regional revenue systems — not defined by the Legal Metrology Act. When British and princely administrations codified land records, each province fixed its own chain of units: Biswa fractions, Katha counts, and yard-length definitions differ. After Independence, states kept these local standards in parallel with the national metric system. That is why a broker in Jaipur, Lucknow, and Kolkata may each say "one Bigha" but mean a different square-foot area — sometimes by a factor of four.
For legal registration, government portals increasingly store area in square metres or hectares. For market negotiation, square feet and Bigha still dominate.
