Rajasthan Bigha: Pucca vs Kachha Explained

Rajasthan land deals hinge on which Bigha you mean. Pucca Bigha = 27,225 sq ft; Kachha Bigha = 17,424 sq ft. Jaipur, Jodhpur, Udaipur, and Kota brokers use both terms in the same week — sometimes without saying which. This guide explains sizes, conversions, and what to verify on Rajasthan Bhulekh before token money.

Pucca vs Kachha — why the gap exists

Pucca ("pakka") Bigha reflects the larger revenue standard tied to a 5-Biswa chain common in Rajasthan manuals. Kachha Bigha uses a smaller Biswa fraction — roughly 36% less area for the same count of "one Bigha." Historical farm leases and oral family partitions often reference Kachha while urban colony layouts near municipal limits use Pucca. Neither is "wrong," but mixing them in one transaction is a classic way to overpay.

Read the detailed comparison in Kachha vs Pucca Bigha. Rule of thumb: if the ₹/Bigha price looks too good versus neighbouring plots priced per sq ft, ask whether the seller counted Kachha while you assumed Pucca.

Rajasthan vs other states

Rajasthan Pucca Bigha (27,225 sq ft) matches Eastern UP's Bigha (27,225 sq ft) in square-foot terms but differs from Western UP (6,806.25 sq ft). Buyers migrating from UP to Rajasthan must re-learn which name maps to which size. See UP Bigha guide and why Bigha differs by state.

Acre and Gaj cross-checks

1 acre = 43,560 sq ft everywhere. In Rajasthan Pucca terms, 1 acre ≈ 1.6 Pucca Bigha (engine value). For colony plots, 1 Gaj = 9 sq ft — use Gaj when the layout map is in yards. Full acre mapping: acre to Bigha guide.

Jaipur, Jodhpur, and Bhulekh verification

  1. Pull Jamabandi / Bhulekh extract for the Khasra number — note area in hectare or sq m and convert back to Bigha with our tool.
  2. Ask the patwari which Bigha convention the village circle uses for that Khasra.
  3. Compare boundary stones on site with the naksha; Bigha math cannot fix encroachment.
  4. For DISCOM or bank valuation, submit sq ft or m² from the deed — specify Pucca/Kachha in the sale agreement.
