Why UP buyers get surprised
UP is large enough that a buyer from Noida assumes one Bigha size statewide. Western districts inherited a smaller Biswa/Bigha chain from Avadh and Rohilkhand revenue surveys; Purvanchal retained the larger Bigha familiar in Bihar-border trade. A "2 Bigha" agricultural parcel in Sitapur and a "2 Bigha" plot near Ballia can differ by thousands of square feet. Always convert to sq ft before comparing ₹/Bigha rates.
Some tehsils document a third "alternate western" Bigha in old manuals. BhumiMeter tracks disputed multi-variant states in the master chart on Bigha to square feet guide. If your Bhulekh area in hectares does not match any variant, visit the tehsil — do not rely on a cousin's conversion from another district.
UP Bigha to acre and Gaj
1 acre = 43,560 sq ft fixed. Western UP: 1 acre ≈ 6.4 western Bigha. Eastern UP: 1 acre ≈ 1.6 eastern Bigha. Urban plots near Lucknow may be quoted in Gaj (9 sq ft each) — see Gaj guide.
District-level verification checklist
- Download Bhulekh UP for Khasra — note area in hectare or sq m.
- Convert hectare to sq ft with our converter; divide by the correct Bigha sq ft from the table above.
- Ask whether the village uses "Purvanchal Bigha" or "Pacca Bigha" naming in oral deals.
- Match sub-registrar deed language — if it only says "Bigha" without variant, add a clarification schedule before stamp duty.
- Cross-read 1 Bigha in square feet for all-India context.
